Stage Payment Certificates are interim valuations carried out at
various stages throughout the building process. These are required
so that banks can release funds to their clients and allow the work
to continue.
These days most people require a mortgage to build a house. Their
Lender will require that these funds be released on the authority
of a Certified Engineer or Architect. The amount being borrowed
is then broken down into stage payments (usually around 4-5). An
inspection must be carried out prior to the stage payment being
issued. If the structure to that point is within Building Regulations
and in accordance with the granted Planning Permission, an Interim
Payment Certificate (Stage Payment) may be issued.
The following information must be followed in order for our company
to produce and issue Stage Payment Certificates:
Sub Floors
The client must always use the correct, approved type of building
materials throughout the construction of the property. Sub floors
must be inspected for Radon barrier, Radon sumps and ventilation,
correct floor insulation type and good workmanship throughout. Again
2 day notice should be given in order for a representative to attend
before further work is carried out.
Wheelchair Accessibility, Part M.
All requirements of Part M of the Building Regulations must be adhered
to in order to comply.
Blockwork
To prevent any sub-standard work occurring whilst block work is
being carried out, it is advised that the client asks the contractor
to make contact with our Engineer before commencement of any work.
If this does not happen the cost to rectify any defects lies with
the client.
Roof Structure
As with all aspects of the work the roof structure must comply with
current Building Regulations and proposed timber sizes should be
submitted by the roofing contractor to our Engineer before any work
commences. If this is not carried out the cost to rectify substandard
work lies with the client.
Windows
All aspects of the relevant Building Regulations must be adhered
to in relation to window type and size. DO NOT ORDER YOUR WINDOWS
WITHOUT FIRST CONSULTING OUR ENGINEER as the cost of none compliance
window and door units will be the responsibility of the client /
building contractor
External Finishes
All external finishes must comply with those shown on the Grant
of Permission. If in doubt contact ourselves. The positioning of
all aspects of the work in relation to the Site Plan and Grant of
Permission is the responsibility of the client. Items incorrectly
positioned may be the subject of an objection with the possibility
of substantial cost implications for the client.
Please Note:
It should be noted that it is the responsibility of PDS to carry
out periodic inspections of the work in order to issue Stage Certificates.
It is not the responsibility of PDS to supervise the building
work on an ongoing basis. If either the client or the Building
Contractor has any doubts or concerns regarding aspects of the work
they should contact us at the first possible opportunity.
